

Changes to planning regulations in 2008 made it easier to build an extension to a house but conversely have meant that more garden buildings now require planning approval.
It is the landowners responsibility to know when to get planning approval and to ensure relevant permission is obtained.
Failure to obtain relevant permission can result in an order to knock any building down that does not have permission.
It is possible to apply for retrospective permission after a building has been erected.
Since 2008 the argument that a building is temporary (i.e. not permanent) has no bearing on the need for planning permission.
If no one makes a complaint about your building you are unlikely to have any problems until you come to sell your house. At that time a land search will reveal that there was no permission for the building to be erected.
If you go down to your DIY store or garden centre and buy a log cabin with a verandah or a playhouse on stilts or any similar building you are unlikely to be told about the situation regarding planning permission.
